Architectural Design
-Conceptual Design: Site planning, and floor plan. Highly recommend obtaining a Preliminary Title Report for accurate site planning and no surprises in the future. Leave this phase with a feasibility analysis to determine if you’d like to continue onto the next phases below.
- Schematic Design: Resolved floor plan layout, and circulation per your needs. Approved conceptual site plan, floor plan, and exterior elevations will be used to commence bids with required technical consultants, and preliminary approval with governing agencies if necessary.
- Design Development: Lighting, materials, sections, and exterior elevations take shape. Last moment to make any additional design changes because we start working on the general structural details of the building. This plan set is used to submit to HOA’s, and other governing bodies, if necessary. 
- Construction Documents: Builder's Plan Set is prepared for building permit submission. Additional optional fees for exterior details, interior elevations, interior finishes & fixtures, lighting specifications, hardware specifications, trim packages, and custom cabinetry. Plan check process begins with governing agencies and client. Additional information, reports, consultants may be required per governing agency’s review.
- Project Handover: Builder’s Plan Set is approved by governing agency. Final permit fees are paid by Client. All project documents, approved plans, permits, are handed over to the client’s General Contractor, outlining next steps. Client/Contractor will be responsible for the coordination of utility permits from their points of connection at the public right-of-way to the building(s), and routing of utilities throughout the building(s).
